Construction agreements are prepared
While clients are always free to choose whomever they wish for construction, most clients want and intend to have Tutmarc serve as the General Contractor as well. Costs have been discussed throughout the design process to prevent wasted design elaboration so now is the time to fine tune and document the expected costs. Tutmarc does all the construction with an open accounting system. Jobs are done on a “cost plus overhead and profit” accounting system with the owner having access to the actual costs Tutmarc has spent. Tutmarc is paid a fixed percentage overhead and profit over and above the actual direct cost of materials and labor. This way changes are done without penalty and if you decide to save somewhere, you know that actual saving will come directly back to you.
